Craig Hindes and Rita Sullins, top-producing broker associates who comprise the Sunshine Team with Coldwell Banker Residential Brokerage’s North Metro office in Westminster, have announced a partnership with the Community Stabilization and Restoration program (CSAR) and the Pikes Peak Region Urban League of Colorado Springs to empower, educate and create possible home ownership for consumers in Colorado.

Hindes and Sullins have signed a three-year contract with the Pikes Peak Region Urban League Housing Authority in Colorado Springs that will help the leading Realtors assist participants in the CSAR program throughout Southern Colorado.  The partnership’s goals include empowering and educating consumers while increasing Urban League membership, funding and support.  Partners in the program include Coldwell Banker Residential Brokerage, American Home Shield Warranty, Lowe’s, Realty TMS, The Sunshine Team, ARS Corporation, Stewart Title, Key Bank, and Guardian Title.

CSAR program participants include individual consumer referrals and targeted participants identified and enrolled through scheduled and marketed entry seminars.  Funding support is obtained through purchase of assets and donations from community partners.  Participants are referred to the program’s staff for assessment of consumer needs, goals and projected time line for goal fulfillment.  An action plan is then implemented through preferred lenders and real estate professionals.

The program will assist low and moderate income families and communities in need of affordable housing, with the number one goal being to determine eligibility for home loans and an affordable monthly housing budget.  The desired result is to provide affordable home ownership to qualified consumers by meeting monthly payment and specific housing needs.

The program will also assist homeowners currently in distress due to the inability to maintain their current mortgage payments in pre-default or default position.  Options for consumers include loan modification assistance, refinance options and short sales.  The program will provide neighborhood stabilization through revitalization of distressed properties with program funding support for the NPO organization.

“We are now signed up directly with the FDIC and can now proceed with this exceptional program,” said Hindes.  “Our capital partners have committed $800 million to this program and we have our first subdivision approved for zero down financing based on a 620 credit score, $650 in closing costs, and no mortgage insurance costs, so payments are lower than FHA loans.  The subdivision, a townhome development, is located at 9300 East Florida in Denver.  We are interviewing for credit repair companies, contractors, service providers, real estate brokers and other corporate sponsors, in addition to working on a contract with Denver area housing authorities.”
